Terms & Conditions

We are committed to dealing with you fairly. We want you to come back next year, and to tell your friends about the Villa. We actually own the Villa, and customer satisfaction is extremely important to us.

These Terms and Conditions are in place to protect you as a customer and us as a family. Your booking will only be confirmed once we have received your completed booking form listing all persons in your party who will be occupying the property, together with your security deposit of £100 (see note 5 below). For your security, please do not send your deposit in cash.

  1. By completing the booking form, you confirm that you have obtained consent from all other persons listed on the booking form to act on their behalf, and that you have read, understood and accepted all of the following conditions of booking.
  2. You may not make a booking for resale, transfer or gift to any other person other than those listed on this booking form.
  3. The balance of the cost of your booking must be received no later than 10 weeks prior to your arrival date at the property. For bookings placed within 10 weeks of arrival, the total cost including the security deposit of £100 must be paid in full at the time of booking, accompanied by the booking form.
  4. A refundable security deposit of £100 will be required to cover lost, damaged or missing items from the property, and/or accidental damage to the property. The deposit will be returned to you based on either a confirmation from our representative that the rental has been completed satisfactorily, or 14 days from the end of the rental period, whichever is earliest. The deposit will be returned to you by cheque. Please inform us at the time of booking to whom this cheque should be made payable to.
  5. Cancellation of your booking must be made in writing. The following charges will apply dependant on the timescale of your notification of cancellation in relation to your arrival date at the property:-
    • 90 days or more prior to arrival date = £25 Administration charge
    • 89 days or less prior to arrival date = 50% of deposit
    • 69 days or less prior to arrival date = 100% of deposit
    • 59 days or less prior to arrival date = 50% of the full rental charge
    • 30 days or less prior to arrival date = 100% of the full rental charge
    We strongly recommend the purchase of holiday cancellation insurance, available through most insurance companies & travel agents.
  6. We will cancel your booking if full payment, including security deposit, has not been received 10 weeks prior to arrival. In this instance, the £100 deposit - if pre-paid - will be forfeited.
  7. Bookings can only be accepted from persons over the age of 18 years old & at least one member of the party occupying the property must be over the age of 21 years old.
  8. No liability will be accepted by us for actual or considered loss, resulting from a failure of any mains services or appliances as a consequence of any actions from such persons or companies who are responsible for mains service beyond our control. This also includes any loss, damage, or curtailment due to acts of nature, war, terrorism, civilian or national security beyond our control.
  9. The person named at the head of the booking form will accept all responsibility for the safety of every occupant of the property for the entire duration of the occupation. This also includes any additional persons visiting the property as a guest, & extends to the boundaries of the property. Neither we as the Owner, or our local representative shall be responsible for the death of or personal injury to you or any other person or loss, damage or accident to personal property save insofar as this results from our proven negligence.
  10. We will try to accommodate free of charge any alterations you may wish to make to the rental period provided the required dates are available (extra days will be charged at the prevailing rate, please call for details).
  11. The Property will be available for your occupation from 4pm on the day of your arrival. The property must be vacated by 10am on the day of your departure unless otherwise agreed with us in writing.
  12. The price charged to you is based upon a seven day period Saturday to Saturday.
  13. The number of persons using the property must not exceed 7 persons (unless in the event of small children exceptions to this number may be made). In the event of refusal of entry due to larger numbers of people than expected, no refund can be given.
  14. In the event of any abuse of the Villa and we reserve the right to terminate the letting and no refund will be payable.
  15. We as owners of the Villa reserve the right of access to the Villa at any reasonable time during the holiday occupancy by either our local representative, appointed tradespersons or ourselves. The Villa is subject to the conditions and regulations of us and applicable to local and international law.
